The Diagnosis

What's Actually Going Wrong

Most well problems trace back to four root causes — the pump, the pressure system, electrical, or water quality. The symptom you're seeing usually points to the fix. Pick the one that matches what's happening and we'll walk you through it.

Common Problems

Common Well Problems We Fix Across Oregon

Each card lists the most likely causes. Click through for a full breakdown of how we diagnose and fix it.

No Water From Your Well

Suddenly no water at all — usually the pump, pressure, or power, not a dry well.

Usually means

  • Failed well pump or motor
  • Tripped breaker or pressure switch
  • Waterlogged pressure tank
Diagnose & fix →

Low or Dropping Water Pressure

Weak flow or pressure that fades — often the tank, switch, or pump itself.

Usually means

  • Pressure tank waterlogged or air-side low
  • Worn pressure switch
  • Failing pump or clogged screen
Diagnose & fix →

Pump Won't Turn On

Power's on but the pump's dead — usually electrical, not the pump itself.

Usually means

  • Tripped breaker or bad capacitor
  • Failed pressure switch
  • Burned-out motor
Diagnose & fix →

Pump Won't Shut Off (Short-Cycling)

A pump that won't stop or cycles rapidly is usually a tank or switch issue — and it kills pumps fast.

Usually means

  • Pressure tank lost its air charge
  • Bad pressure switch
  • Leak on the pressure side
Diagnose & fix →

Air or Sputtering From Faucets

Spitting taps and air bursts can signal a dropping water level or a leak in the drop pipe.

Usually means

  • Static water level dropping
  • Cracked drop pipe or fitting
  • Failed check valve
Diagnose & fix →

Dirty, Sandy, or Cloudy Water

Sediment, sand, or cloudiness points to the well, the screen, or how deep the pump is set.

Usually means

  • Pump set too low / pulling sediment
  • Worn well screen or casing issue
  • Sediment in pressure tank
Diagnose & fix →

Smelly or Iron-Stained Water

Rotten-egg smell or orange staining is a water-quality issue we can treat at the source.

Usually means

  • Iron or sulfur bacteria
  • High iron / manganese in source water
  • Untreated hydrogen sulfide gas
Diagnose & fix →

Does Insurance Cover Well Pump Repair?

If your pump just failed, you're probably wondering if homeowners insurance will cover the cost.

Usually means

  • Covered: lightning, fire, storm, sudden accidental damage
  • Not covered: wear and tear, age, gradual breakdown
  • Document the cause before filing a claim

What Oregon Neighbors Say

I had a deep well pump failure and they made me a priority — out to assess within an hour, and a new pump, pipes, and controller installed by the next day.
Thom O. · Verified Google review
On time for every appointment, finished faster than expected, and credited me for parts they didn't use. We were only without water about 5 hours while they replaced our pump and pressure tank.

Got estimates from three companies — Aqua Pro's was the most detailed and professional. Shayne has decades of experience and clearly knows his stuff. Highest-quality equipment, and a team that's professional and competent.

FAQ

Questions we hear a lot.

Why did my well suddenly stop producing water?+
It's almost never that the well went dry. The usual culprits are a failed pump or motor, a tripped breaker or pressure switch, a waterlogged pressure tank, or a broken wire down the well. We diagnose all four on a single service call.
Is low water pressure the pump or the pressure tank?+
Most low-pressure calls are the pressure tank or pressure switch, not the pump. A tank that's lost its air charge, a worn switch with pitted contacts, or a clogged screen on the pump will all feel like 'weak pressure.' We test all three on-site.
How long does a well pump typically last?+
A quality submersible well pump installed correctly should last 12–20 years. Cheap pumps and oversized systems fail much sooner — sometimes in 3–5 years. We install premium parts that roughly double the lifespan of bargain replacements.
Do you service my area?+
Yes — we cover the Mid-Willamette Valley and the Central Oregon Coast: Linn, Benton, Marion, Polk, and Lincoln counties, including Albany, Corvallis, Lebanon, Stayton, Newport, Lincoln City, Waldport and the surrounding rural areas. Call to confirm your address.
How much does well pump repair cost?+
It depends entirely on the cause. A pressure switch is a small repair. A full pump replacement at depth is significantly more. We diagnose on-site and give you an upfront price before any work starts — you approve it before we begin.
Are you licensed and insured?+
Yes. Aqua Pro Pump Service is licensed, bonded, and insured in Oregon. We're a family-owned business with two generations of well work across the Valley and Coast.
