Common Well Pump Problems We Fix
If one of these sounds like yours, we can usually tell you what's going on over the phone.
- 01Why is there no water from my well?
Usually a failed pump, tripped breaker, or a dropped water table.
- 02Why is my water pressure low?
Often a failing pump, a waterlogged pressure tank, or a partly closed valve.
- 03Why won't my well pump turn on?
Usually electrical — breaker, capacitor, or motor.
- 04Why does my pump keep cycling on and off?
Typically a waterlogged tank, bad pressure switch, or leaking check valve — and it destroys pumps fast.
- 05Why is air sputtering from my faucets?
Air in the lines — often an early warning of a bigger pump or well-level problem.
- 06Why is my water dirty, sandy, or cloudy?
Usually the pump is set too low, a worn well screen, or sediment stirred up by low water.
- 07Why does my water smell or stain orange?
Iron, sulfur, or manganese — all common locally and treatable with the right system.
- 08How much does well pump replacement cost?
Most replacements run $1,800–$3,200 installed — we quote firm before any work.
5.0★ on Google — from real Oregon neighbors.
Real neighbors, real wells, across the Willamette Valley and Oregon Coast.
"I had a deep well pump failure and they made me a priority — out to assess within an hour, and a new pump, pipes, and controller installed by the next day."
"On time for every appointment, finished faster than expected, and credited me for parts they didn't use. We were only without water about 5 hours while they replaced our pump and pressure tank."
"Got estimates from three companies — Aqua Pro's was the most detailed and professional. Shayne has decades of experience and clearly knows his stuff. Highest-quality equipment, and a team that's professional and competent."

Selling or Buying a Home With a Well?
Yes — Oregon law requires well testing. Under the Domestic Well Testing Act (ORS 448.271), the seller must have the well tested for arsenic, nitrate, and total coliform bacteria as soon as an offer is accepted. The test can't be waived, and results go to the buyer and the Oregon Health Authority within 90 days.
Buying with an FHA or VA loan? Your lender will also require a well flow test before closing. We handle both — fast scheduling, proper sample collection, and written reports ready for your file.
Agents, title companies, and escrow officers: we keep closings on schedule with quick scheduling, clear written reports, and a direct line to our team — not a call center.
Keep your closing on track.
We handle the full Oregon testing requirement — arsenic, nitrate, coliform, and the lender-required flow test — with written reports ready for your lender and title company.
Same-day scheduling for most transactions.
