What Oregon Law Requires

Oregon's Domestic Well Testing Act requires the seller of a property with a domestic well to test the water for arsenic, nitrate, and total coliform bacteria before the sale, and to report the results to the buyer and to the Oregon Health Authority. It's the seller's responsibility, and it can't be skipped at closing.

FHA / VA loans

FHA / VA Loan Testing

Government-backed loans usually add their own requirements — typically a well flow test and sometimes additional water-quality testing. We handle both the state-required tests and the lender's flow test in one visit.

Questions

Real Estate Well Testing FAQ

What well water tests does Oregon require to sell a home?

+
Oregon's Domestic Well Testing Act (ORS 448.271) requires the seller to test for arsenic, nitrate, and total coliform bacteria before the sale. The seller must report the results to the buyer and to the Oregon Health Authority. It's a legal requirement — not optional — and a missing or delayed test can hold up your closing.

Who pays for the well test, buyer or seller?

+
Oregon law puts the testing duty on the seller. That said, the specifics of who pays can be negotiated in the purchase contract. What matters most is that the test happens on time and the results are properly reported — we handle the logistics either way.

Do FHA and VA loans require a well test?

+
Usually yes. Government-backed loans typically require a well flow test and sometimes additional water-quality testing beyond what the state mandates. We handle both the state-required tests and the lender's flow test in a single visit, with documentation ready for your loan officer.

How fast can you get results for my closing?

+
We work to your transaction's deadline. Call us with your closing date and we'll schedule the sampling, run the certified tests, and deliver the documented report on time. If you're on a tight timeline, the sooner we know, the sooner we can reserve a spot.
